Inherited a Home in San Diego? Understand Your Options First.
Keep it, rent it, or sell it. Each choice affects taxes, cash flow, and family relationships differently. Here is a plain-language look at what to consider before you decide.
Your Three Main Options
Keep and live in it
Can make sense if you can afford the costs and want to stay. Under Proposition 19, a child who moves in as a primary residence may be able to keep part or all of the parent's lower property tax base.
Keep and rent it
Can build long-term wealth, but property taxes are usually reassessed, and you take on landlord duties, repairs, and California tenant rules.
Sell it
Often the cleanest choice when there are several heirs, the home needs work, or no one wants to manage it. A careful sale protects value and relationships.
Four Money Questions Every Heir Should Ask
1. What happens to the property taxes?
Since Proposition 19 (2021), most inherited homes are reassessed to market value unless a child (or, in some cases, a grandchild) moves in as their primary residence within one year and files the required claim. Even then, the protection is capped: for transfers between February 16, 2025 and February 15, 2027, the exclusion is limited to the old taxable value plus $1,044,586 of market value.
2. What about capital gains tax?
Inherited property generally receives a "stepped-up" tax basis to its value at the date of death. If you sell soon after inheriting, the taxable gain is often small. Your CPA should confirm this for your situation.
3. Who pays the mortgage?
The loan does not disappear, and payments still need to be made to avoid late fees or foreclosure. Federal law generally allows relatives who inherit the home to keep the existing loan instead of having it called due, which can matter if the rate is low.
4. What does it cost to hold the home each month?
Mortgage, taxes, insurance, utilities, HOA, and upkeep add up quickly. I help you put real numbers on "keep" versus "sell" so the decision is clear.

Several heirs, one house?
This is where many families get stuck. Some want to sell, some want to keep it, and one may want to buy out the others.
